Sheltered flats for the over 55’s with the original timber windows and curtain wall frames that spanned across the ground, 1st and 2nd floors. These wooden frames were in very poor condition with many of the glass units misted and pivot type sashes inoperable and rotten. They were also very difficult for the residents to use due to curtains and blinds.
The existing cream finish panels between the concrete floors and above ceiling voids were something we wanted to re-create maintaining the character and aesthetics of the building whilst meeting with building regulations. Usually even changing window design and colour can require planning permission.
We specified a top hung window which operate without encroach into the room. This meant curtains and blinds were no longer snagged when opening the windows.
On the ground floor communal windows we wanted to provide secure ventilation for the residents and used folding openers which restrict the window limiting the ability of someone gaining illegal entry or reduces the risk of someone walking into a window left open.
We specified a Rosewood on white finish to emulate the stained wood externally and white on the room side providing a more uplifting environment for the residents which was extremely well received throughout the building.
We specified our PVCu curtain wall system for all the tall windows which included the arched frames with cream finish steel insulated Plastisol panels in place of the existing painted plywood panels.
The glazing consisted of high performance soft coated gas filled sealed units and thermally insulated steel panels providing A rated frames which in effect would give a window thermal improvement of 57% which the residents commented upon immediately. The sheer size of the full room height windows meant the original frames were thermally inefficient with just standard glass units and poorly insulated panels.
Nova Group and our installation partner have worked together with Guinness Northern Counties in Preston, Lancashire installing a number of PVCu curtain walling screens in several residential apartment blocks on a large social housing project close to the city centre.
Paul Corrie (Commercial Director at Nova) explains "This project was an interesting one due to the fact that many of the PVCu screens supplied were coupled above Aluminium Entrance Doors (also supplied by Nova)"
The aluminium entrance doors incorporate high performance electronic magnetic locking and are accessed by the residents using Key fobs but can also be operated by remote for emergency access if required.
The new screens, approx. 10m in height look fantastic and provided the residents with strong secure doors as well as allowing lots of natural light to flood into the communal stair wells in each block.
Several staff members from Nova's technical department were given the opportunity to view the screens on site as part of ongoing training.
Advanced Triple glazed windows are being installed in a number of properties in the Liverpool area during January and February 2013.
Incorporating Nova Neutral Plus 44mm units with warm edage spacer technology; the residents are already feeling a significant difference when compared to their old windows.
